BESIX builds Quatuor, 60,000 m² of offices in the heart of Brussels

BESIX was recently awarded the contract to build 60,000 m² of offices in the quadrilateral formed by Boulevards Baudouin and Albert II, Chaussée d'Anvers and Rue Orban in Brussels, where the "Noordbuilding" still rises up today.

This project, named "Quatuor", is being carried out for the Regulated Investment Company (SIR) BEFIMMO. The design is the work of the architectural firm Jaspers-Eyers.

The project involves demolishing the current Noordbuilding and its 40,000 m² of offices and replacing them with an elegant complex of rounded shape, formed by 4 towers of similar external appearance but different heights and interconnected around a vast garden, offering some 60,000 m² of offices. The work began with the departure of the former tenant. Delivery is scheduled for the second half of 2020. Befimmo will invest almost € 150 million in this project.

This project is intended essentially to respond to the lack of Grade A office space in the heart of Brussels. The exceptional accessibility of the site by public transport also makes it very attractive for companies. One of the four towers is already pre-let and will become the new headquarters of BEOBANK.

Double challenge

"This project presents us with a double challenge: a technical one and a sustainability one," explains Karel Vermeersch, Deputy General Manager at BESIX. "The project is distinguished by the very high standards in terms of energy quality and sustainability of its future buildings, all in a technically complex environment." The site preparation works will be complex and difficult.  "We have to carry out heavy structural demolition works, with removal of foundations, decontamination, and so on. These are technically complex operations, for which we have a solid expertise, notably thanks to our in-house civil engineering department and the use of Building Information Modelling (BIM) to model all the data involved in the project."

On the other hand, the future complex will have to be able to produce 30% of its energy on site, notably via geothermal energy, photovoltaic panels and triple glazing. The materials will be required to come strictly from Europe, all lighting will be LED, etc.

"We must make every effort to ensure that the future 60,000 sq. meters are awarded the label BREEAM Excellent/Outstanding," adds Gunter Egghe, Sales Director at BESIX.
